A dripping tap, a cold water heater or an air conditioner blowing warm air in August? Here is where to find a technician in Cairo, how not to overpay and who should pay for the repair.

Where to find a technician in Cairo

First ask the bawab or the landlord: they almost always know a plumber and an electrician who have already worked in the building. Neighbours and people from your community in chats can also share good contacts. If you do not speak Arabic, ask the bawab or a friend to explain the task to the technician by phone, and film the fault on video.

  • The Filkhedma app. Plumbers, electricians, air conditioner and gas water heater technicians in Cairo and Giza, with a one month warranty on maintenance work.
  • The Homerun service. You describe the task, and technicians nearby send their prices, which you can compare by reviews.
  • Private technicians from listings, easy to reach on WhatsApp or Telegram.

The water heater and hot water

Hot water in a flat comes from an electric or a gas water heater. If the water is barely warm, an electric heater often has a faulty heating element or thermostat, and a gas heater a clogged burner or weak water pressure. Do not take a gas heater apart yourself, it is a job for a technician.

A gas water heater must be installed where there is ventilation. If it is in a bathroom without a window, there is a risk of carbon monoxide poisoning, especially in winter when the windows are closed. If you smell gas, turn off the valve, open the windows, do not switch on the lights and call the gas emergency line on 129.

The air conditioner and refrigerant recharge

If the air conditioner is noisy or cools poorly, first clean the filters in the indoor unit: in summer this is worth doing regularly. If that does not help, call a technician.

A common cause of weak cooling is a lack of refrigerant gas. A good technician first finds and fixes the leak and only then recharges, otherwise the gas will escape again. According to a technician quoted by the newspaper Al-Watan in May 2026, a recharge usually costs about 800 to 2,500 pounds, depending on the model and the fault. It is better to book a service in spring, before the heat, while technicians are not overloaded.

The water pump and low pressure

In many buildings a pump sends water to the upper floors, and there are tanks on the roof. If the pressure drops, ask the bawab whether the pump works and whether the water was cut off in the area.

A pump burns out easily if it runs dry when there is no water in the pipe. The shared pump and tanks are usually maintained by the building owner or all the residents together, while a pump that serves only your flat should be discussed with the landlord. If the water in your area is often cut off, some landlords install an extra tank, and this is also worth discussing.

The power is out, what to check

  • If you have a prepaid meter, check the balance: at zero the power goes off. How to top up the meter is explained in the article utilities in Egypt.
  • Check the breakers in the panel. If a breaker trips again and again, do not force it back on and call an electrician.
  • If the whole building or street has no power, call the electricity emergency line on 121.
  • The authorities said there would be no scheduled power cuts in summer 2026, as in 2025, but local faults do happen.
  • A voltage stabiliser is useful for the fridge and air conditioner, it protects them from power surges.

Agree on the price before the work

The most unpleasant disputes happen when the price is named after the work is done. Agree on everything in advance.

  • Ask how much the visit and inspection cost and whether this is included in the repair price.
  • Ask for the price of the work and the price of parts separately.
  • Ask to see the old part being replaced and to leave it with you.
  • Check whether there is a warranty on the work and for how long.
  • Pay after checking the result and take a receipt, or at least a message with the amount.

Who pays, the landlord or the tenant

Under the Civil Code of Egypt (Article 567) the landlord must keep the flat in the condition in which he rented it out and carry out necessary repairs. Minor routine repairs and anything the tenant broke are usually paid by the tenant. But what matters most is what your lease says.

Before a repair, write to the landlord, send photos or a video of the fault and agree who pays and who calls the technician. If you pay on his behalf, keep the receipts and get his agreement in advance to deduct the amount from the rent.

Safety during repairs

  • Switch off the breaker before working on the wiring, and turn off the gas valve before any repair of gas appliances.
  • Do not leave an unfamiliar technician alone in the flat, it is better if someone else is at home.
  • Do not plug an air conditioner into an extension cord, it needs a separate reliable line.
  • Save these numbers: electricity 121, gas 129, water 125, fire brigade 180, ambulance 123.

How to find a technician on Tullab

Look for plumbers, electricians and air conditioner technicians in the repairs and handymen section. A new or used air conditioner can be found in the air conditioners and fans section.
